At Waikoloa Beach Resort, KOLEA is one of the only two condo communities that are oceanfront and IS THE ONLY ONE THAT IS BEACHFRONT WITH DIRECT ACCESS TO A SANDY BEACH. Our newly remodeled condo has a beautiful travertine floor, uplifting "beachy" coat of paint, and many new appliances including WASHER & DRYER. 

As our guest at KOLEA, you have access to KOLEA’s private Beach Club Pavilion (250 yards from our unit) featuring a natural lava rock Jacuzzi, infinity edge pool, a children’s pool with a sand bottom and waterfall, open air fitness hale with Life Fitness equipment…. From our Beach Club, you can enjoy overlooking the ocean and ancient Hawaiian ponds or walking directly onto the sandy A’Bay Beach (short for Anaeho'omalu Beach, 150 yards from the Beach Club) where Watersports await. The unforgettable Sunset view from Kolea beach club was "Always-on-My-Miiind...."

Hali'i Kai 20G "Wish-We-Were-Here"... 

We were at Hali'i Kai's private Ocean Club Pavilion one January evening when the red sun sank quietly into the Pacific Ocean behind the swaying palms.  The agitated waves crashed violently against the lava rocks coastline.  Breezes touched our faces, and the ocean air filled our lungs.  The combination of sight, sound and smell gave us this feeling of awe that lingered in our mind.  It is hard to describe how such feeling keeps us energized and yet at peace at the same time.  Just the thought of returning to Hali'i Kai clears our mind and lifts our hearts. 

As our guest, you have access to Hali'i Kai private Ocean Club Pavilion, 5-minute walk from our condo. Come and see the children’s wading pool, dig your feet in the sand-bottom Jacuzzi, relax in the multi-level lagoon-style black-bottom pool, enjoy the poolside meals, snacks, and cocktails served by the Ocean Club Grill & Bar, a restaurant that is exclusive to the residents and guests of Hali’i Kai. Work out in the oceanfront clifftop fitness cabana while enjoying the island breeze and watching the humpback whales splashing up close offshore (December through April). On this same clifftop, the sunset view is sublime.

We named our places "Wish-We-Were-Here!!!" but we could have easily call them "Always-On-My-Miiind...

BOOKING PROCEDURE: To finalize any reservation, we require PAYMENT, a copy of your fully executed RENTAL AGREEMENT with credit card authorization and a copy of your GOVERNMENT-ISSUED PICTURE ID. Please send us an inquiry, we will send you a rental agreement specifically prepared for your dates. 


1.  NON-SMOKING policy: smoking in any form is NOT ALLOWED inside our condo, in the lanai or outside within Kolea and Hali'i Kai resorts. Fine and fees will apply. 

2. PLEASE DO NOT REARRANGE OUR FURNITURE to avoid hurting yourself or damaging our home.

3.  For your and others' enjoyment, please return things to where they were found. Return beach gears rinsed free of sand & Bikes to our garage.

4. NO PET: PETS are NOT PERMITTED inside Kolea and Hali'i Kai Resorts and our condos under any conditions.

5.  NO EVENTS: Special events such as weddings, parties or large gatherings are NOT allowed. Violations are subject to fines and costs incurred to owners.

6. QUIET HOURS: Hawaii county law: 9:00pm-8:00am, Kolea's and Hali'i Kai's House Rules do NOT allow any unreasonably excessive noises of any kind at any time. Children must be always monitored. Radios, televisions, music, etc., must be played at a reduced volume, especially during quiet hours.


Most travelers book properties MORE than 60 days in advance. Cancellation, whether in full or in part made less than 60 days before the scheduled arrival date creates a vacancy that is unlikely to be rented. Changing dates of reservation more than 60 days before scheduled arrival is RESCHEDULING. Changing reservation dates LESS than 60 days before arrival IS CANCELLATION.

  • Cancellation made AT LEAST 60 days before scheduled arrival date: FULL REFUND.
  • Cancellation made LESS than 60 days before the scheduled arrival date: NO REFUND.
  • Cancellation made LESS than 3 days before arrival: NO refund of cleaning fees.
  • Cancellation any time before arrival: Security deposit will be refunded or released from hold on credit card.
  • NO REFUND after arrival.
  • NO SHOW: Only Security deposit is refunded or released from hold on credit card.
  • EARLY DEPARTURES: NO REFUND for the unused portion.
  • NO REFUND will be given for reasons outside of our control, including but not limited to government act, weather, or event cancellation. TRAVEL INSURANCE is highly recommended.
  • RESERVATIONS for Christmas season and 4 WEEKS OR LONGER REQUIRE 90 DAYS cancellation/reschedule ADVANCE NOTICE.

TRAVEL INSURANCE: Natural disasters and unfortunate events, such as family illness, flight cancellations/delays, fire, storms, pandemic, evacuation orders, airport/state shutdown or other acts of government agencies, terrorist acts, etc. are outside of our control. We strongly recommend purchasing TRAVEL PROTECTION insurance to protect your investment
